This project involved the construction of a 3,000 SF classroom building on an existing 1.03-acre site, including a parking lot and a stormwater treatment and mitigation facility. The site lies within a 100-year floodplain and outfalls into a designated Outstanding Florida Water (OFW), and it requires obtaining a mitigation exemption for 0.26 acres of wetland impact. The scope included overseeing all aspects of design, permitting, and coordination of ancillary services such as surveying, environmental assessments, and geotechnical investigations.
This project is for the planned construction of a 1.99-acre indoor, climate-controlled Boat/RV storage facility on a 12.78-acre site near the Tomoka River. It required plotting of the lot, THE ST. JOHNS RIVER WATER MANAGEMENT DISTRICT permitting, wetland impact mitigation, and flood zone compensation. Additionally, the project included the design of a grinder pump and force main system.
This recently approved project is for the construction of four three-story apartment building blocks with a total footprint of 40,662 SF on a 5.40-acre site, along with drainage and utility infrastructure. It required obtaining a new Planned Unit Development (PUD) approval for the proposed density, as well as permitting with THE FLORIDA DEPARTMENT OF ENVIROMENTAL PROTECTION, THE ST. JOHNS RIVER WATER MANAGEMENT DISTRICT, and THE FLORIDA DEPARTMENT OF TRANSPORTATION. The scope included designing connected dry ponds with underdrains and managing all aspects of design, permitting, and coordination of ancillary services such as surveying, environmental assessments, and geotechnical investigations.

MetaWorld was initially engaged to conduct a peer review for a 250-acre, 99-lot subdivision in Flagler Beach, to help the developer’s original engineer unresolve issues between the County and Developer. After demonstrating expertise in constructability review and regulatory compliance, MetaWorld was invited to collaborate directly with the Developer’s engineers to modify the design, leading to the overseeing of the construction phase. Throughout the project’s phases, MetaWorld collaborated closely with county, city, and the Florida Department of Environmental Protection staff to ensure proper construction practices, manage documentation challenges, and successfully complete infrastructure construction.
